The Hawaii and California Pledged Asset Loan Program

The Hawaii and California Pledged Asset Loan Program allows for Jumbo Loan financing with a minimum of 10% down in cash. The difference in your down payment can be a pledged asset!

For example:

The minimum down for this program is 30%, but you can put as little as 10% down in cash and the remaining 20% can be a pledged asset.

Hawaii home purchase $1,000,000
10% cash down            $100,000
20% pledged asset*    $200,000
Loan amount               $700,000

Acceptable Assets:

  • Home or Condo
    Pledged property must be owned free and clear and of similar value to the property being purchased.
  • Non-Volatile Assets
    Savings, CDs, money market accounts
    1:1 towards your pledge
  • Volatile Assets
    Stocks, bonds, mutual funds, etc.
    2:1 towards your pledge

Any person can pledge assets on behalf of the borrower.

Pledged accounts may be considered for release after 36 months at investors sole discretion.

This program is available on selected portfolio loan programs for primary, second homes, or investment properties.

Available for expanded property types:

  • Unlimited acreage
  • Hobby farms including orchards and vineyards
  • Condo projects are not required to meet Freddie/Fannie guidelines
  • High rise condos
  • High-end loft units
  • Co-ops
  • Luxury Condotels / 50% LTV; must have full functional kitchen
